Gurley Lake Ranch Owners Association, INC.
All Gurley Lake Ranch lot owners are members of the Gurley Lake Ranch Owners Association, Inc. (the “Association”) The Association is a Colorado non-profit corporation the purpose of which is to maintain and protect the value and desirability of Gurley Lake Ranch as a high quality residential subdivision consistent with the General Declaration of Covenants, Conditions, and Restrictions for Gurley Lake Ranches, Unit 1, the Declaration of Covenants, Conditions, Restrictions and Easements for Gurley Lake Ranch (the "Declarations"), the Bylaws, and Responsible Governance Policies. As a member of the Association, each lot owner has one vote for each lot owned, and possesses all of the rights and has all of the obligations set forth in the Declaration and other governing documents of the Association.
The Association is managed by a Board of Directors comprised of five (5) Gurley Lake Ranch lot owners who are elected to two (2) year terms. The Association has two (2) operating committees appointed by the Board – the Architectural Control Committee and the Open Space Committee. The Architectural Control Committee reviews plans for any and all property improvements, including but not limited to homes and other outbuildings, driveways, landscaping, fencing and other property improvements to ensure that such improvements are consistent with the Declarations and Design Standards so as to protect and maintain property values within Gurley Lake Ranch. The Open Space Committee manages the common open space within Gurley Lake Ranch, which is largely comprised of the Gurley Elk Reserve, and the use of the Gurley Reservoir by lot owners. The Open Space Committee makes recommendations to the Association on animal and fish habitat management, trail maintenance, and recreational use of the common open space.
Each property owner is required to pay annual assessments which are used exclusively to pay the operating expenses of the Association, to protect property values, and to improve and maintain the common open space, easements, and roads within Gurley Lake Ranch.
